Biography
ABOUT ME
James Stevens has built a thriving legal practice on the twin pillars of experience and knowledge. A Principal in the Condominium and Common Interest Community Association practice group, James draws from a base of experience broader than condominium law alone. With a track record that includes successes in a variety of other legal areas as well, he has the ability to advise clients thoughtfully with a thorough understanding of all sides of an issue. Representing condominium and homeowner associations of all sizes, James counsels clients in a wide range of both litigation and transactional matters. He manages all association legal concerns, including easement drafting, bylaws, declarations, developer turnover matters, construction defect litigation, collection of assessments, rules enforcement and interpretation of governing documents. He also defends boards of directors in courtroom proceedings and advises clients regarding the Illinois Condominium Property Act; Forcible Entry and Detainer; Illinois Business Corporation Act; Not for Profit Corporation Act, and Common Interest Community Association Act.
Apart from condominium law, James represents individual and business clients in commercial litigation, business-related disputes, insurance subrogation and recovery, and real estate transactions and litigation. Additionally, he has experience defending creditors in bankruptcy proceedings.
The relational nature of practicing law is a large part of what James enjoys about his work. He appreciates developing an openness that invites clients to reach out whenever his help is needed, even after hours. James delivers intelligent counsel with a friendly, straightforward approach and works hard to give his clients good value for their money. He likes to make sure all parties leave the table with a complete understanding of the information they need to know in order to achieve their goals.
James finds that community associations function much like small companies, with varied needs across a spectrum of legal issues. Writing and speaking frequently about some of these issues, he has addressed questions involving rights, assessment collections, association governance, and other topics. Recently he has spoken at events hosted by the Association of Condominium, Townhouse, and Homeowners Associations (ACTHA) and the Community Associations Institute (CAI).
James is a graduate of Case Western Reserve University School of Law, where he received the CWRU Leadership Award. His undergraduate alma mater, The University of Chicago, selected him for one of its highest honors, the Howell Murray Alumni Association Award, and inducted him into the Maroon Key Society. He is a past Board of Directors member for the American Constitution Society for Law and Policy, Chicago Lawyer Chapter.
