Biography
Kristine A. Phillips is a partner in the legal services department of Willig, Williams & Davidson. Concentrating her practice in residential and commercial real estate, Kristine counsels and represents clients in matters including sales, acquisitions and landlord-tenant disputes. She also assists individuals with legal needs relating to consumer and traffic matters.
A dedicated practitioner, individuals turn to Kristine to represent them in all phases of residential and commercial real estate sales and acquisitions. Kristine also counsels and represents clients in real estate-related litigation, including zoning matters, tax issues, quiet title disputes and similar cases. She advises clients regarding financial qualification for real estate purchases and debt management options, such as refinancing and lines of credit, and handles lease and lease-purchase agreements. Clients also rely on Kristine to resolve landlord/tenant disputes and title discrepancies, and to secure negotiated settlements for liens and defective deeds.
Kristine also serves as a supervising attorney for the Legal Services Plans in the litigation department. She fields questions from the unions and their members regarding intakes and coverage. She assigns intakes to the attorneys, reviews intakes for conflicts, handles assigning conflict counsel and staffs attorneys for the union legal clinic.
In addition to maintaining her busy legal practice, Kristine serves as an arbitrator for the Philadelphia Arbitration Center. Kristine is also a volunteer attorney with the Philadelphia Mortgage Foreclosure Diversion Program. Established in 2008, this pilot program helps low-income Philadelphia residents facing foreclosure and potential homelessness by providing free legal representation and the opportunity to negotiate with lenders to save their homes. Kristine derives a great deal of satisfaction from giving back to the community by helping homeowners who fell victim to predatory lending and other misleading practices that now threaten their emotional and financial well-being.
Kristine is a 1998 graduate of Rutgers School of Law – Camden. As an undergraduate student at Rutgers University in New Brunswick, N.J., she participated in the honors program, which permits exceptional students to take advantage of unique opportunities and challenges beyond the traditional curriculum. A political science and French double major, she completed her undergraduate studies in 1993.
